There are no stock answers to these questions. No two transactions ever happen the same; which is one reason that I truly enjoy my work. There is no computer program that will process your data and tell you what you should do. People buy houses for many different reasons and with many differing expectations. Some people fall in love with a house and must have it. Others see it as an investment — a simple business transaction.

When you choose to enlist a Buyer’s Agent you have a professional who is duty bound to work in your best interest to find your ideal property. As your Buyer’s Representative Kelly will help you find and secure financing, search and view properties, draft and negotiate an offer, and coordinate your closing activities. The best part is that most often there is no cost to you as the Buyer as agent fees are generally paid by the Seller.

Confused Loyalties – Buyer’s relationship with Seller Agent
In each real estate transaction, professionals are obligated to act honestly, in good faith, and confidentially. Seller’s agents, even those whom you approach, are obligated to act on behalf of the SELLER. A seller’s agent may not disclose all of the facts or volunteer additional information that could be important to you as a Buyer.

SEALING THE DEAL

Once you have found the perfect match and are ready to “pull the trigger”, that’s when Kelly steps into even negotiation mode. With an understanding of your requirements and the value of the property she will draft an offer that gives you the greatest opportunity for success. She will submit the offer and help you understand and navigate the intricacies of “counter-offers” and “contingencies”.

Tapping the resources of the Kruse Company Network, Kelly will arrange for property inspection, title preparation, and closing. She will guide you through finalizing property insurance and lending agreements.

GETTING THE CASH

Before you get too far along in your hunt, it is a good idea to meet with a lender and learn just how much money could be available to you. There are a wide variety of lenders, each with their own programs and rates.

Kelly and her network of professionals can help you identify the deal that is best for your situation. Most lenders would be glad to review your income potential, debt load, and credit history and determine an amount they are willing to lend. This is called “pre-qualification” and should give you a dollar amount upon which to base your home-hunt. A further step, “pre-approval” is available if you choose a lender and a specific loan product. While not for everyone, this additional step may make your offer more attractive to the seller and ease your closing

FINDING THE RIGHT PROPERTY

School district, distance from work, number of bathrooms, lake view, Kelly will help you determine the criteria that will meet your needs, your finances and your dreams.

While you are driving neighborhoods and developing a taste for curb appeal, Kelly will be hard at work searching the Multiple Listing Service (MLS) for properties that could be that perfect match. Getting to know your taste, your style, your preference; that is what Kelly takes pride in doing so as not to waste your time and only bring properties that meet your criteria.

Once you have agreed on properties you would like to visit, Kelly gets to work arranging showings and reviewing details that will aid in your decision. Her trained eye can alert you to pitfalls and assess the property’s value for your specific needs.

There is no such thing as perfect, so the key is to find what best matches your needs and wants. Kelly can help you prioritize and suggest options for how to adapt what you are seeing to what you really want.
